Design-Build & CMGC

What is Design-Build?

As defined by the Design Build Institute of America, Design-Build is a method of project delivery in which one entity – the Design-Build team – works under a single contract with the project owner to provide design and construction services. One entity, one contract, one unified flow of work from initial concept through completion – thereby re-integrating the roles of designer and constructor. Design-Build is an alternative to the traditional design-bid-build project delivery method. Under the latter approach, design and construction services are split into separate entities, separate contracts, separate work. Across the country and around the world, Design-Build successfully delivers both horizontal and vertical construction projects with superior results – no matter what the project type

What is CMGC?

The CMGC process is a unique method used to accelerate project delivery. In the CMGC process the project owner hires a contractor to provide feedback during the design phase before the start of construction

The CMGC process is broken down into two contract phases. The first contract phase, the design phase, allows the contractor to work with the designer and the project owner to identify risks, provide costs projections and refine the project schedule. Once the design phase is complete, the contractor and project owner negotiate on the price for the construction contract. If all parties are in agreement with costs then the second contract phase, the construction phase, is kicked off and construction begins.

Advantages of Design Build

The overall reduction of the project duration is the most evident advantage of the Design Build process. The number of meetings are greatly reduced as the project owner does not have to first meet with the designer and engineers and then meet again with the selected contractor. These meetings are consolidated in the design build process where budget are set early eliminating the uncertainty of estimates during the isolated design process. The project is well defined which equates to a reduction of change orders and the owner receiving a project completion on time and within budget.

Advantages of the CMGC Process

The contractor acts as the consultant in the design process and can offer new innovations, best practices and reduced costs and schedule risks as a result of the contractor’s years of proven experience doing the actual work. This process also allows the project owner to employ new innovations, assist in the design process, and make informed decisions regarding cost and schedule
